LeylandAlliance LLC is Selected to Redevelop Key Waterfront Site in Newburgh

NEWBURGH, N.Y. (April 17, 2006) - The city of Newburgh took a major step forward in its ambitious plans for revitalization with the announcement today that LeylandAlliance LLC has been selected as master developer for a 30-acre site on the Hudson River waterfront. A key parcel in the city’s redevelopment master plan, the site is considered significant to the success of the urban renaissance in this historic Orange County city.

LeylandAlliance, headquartered in Tuxedo, New York, was selected by the city of Newburgh from a field of 19 development companies for this prestigious commission after months of a rigorous review and shortlisting process that included site visits to communities developed by the candidates and an analysis of their financial and management qualifications. Weighing in on the selection was a committee comprised of members of the City Council, the Waterfront Advisory Group and City of Newburgh officials. The City Council vote was unanimously 5-0 for Leyland.

Mayor Nicholas Valentine, who led the selection task force, states, “We are confident that LeylandAlliance will work successfully with Newburgh stakeholders on this important project. They have an excellent reputation for creating livable communities that meet the highest standards of “New Urbanist” planning and design. We look forward to working with them in an effective public/ private relationship.”

Leyland will begin by undertaking a public design "charrette" that will engage town officials and the citizens of Newburgh in a discussion regarding the best use of the land, whether for housing, retail space or office use -- or a mixed-use development incorporating all of these. Prominent public spaces will be incorporated into the plan as well.

The City of Newburgh is developing a Sustainable Master Plan with the goal of continuing an urban renaissance for a region that emerged into prominence in the late 19th century, and became a booming manufacturing center – largely shipbuilding – before and after World War II. Subsequently, Newburgh like so many cities across the country, declined in the aftermath of urban renewal, a federal program meant to improve communities which instead caused the decline of many neighborhoods. Today’s “stakeholders” in the city’s future represent a broad cross-section of local businesses and residents of diverse ethnic and socio-economic backgrounds. In recent years, the city has succeeded in its campaign to achieve cleaner, safer streets with the initiatives of a pro-active city government and an involved community. The long-term vision for the city projects a vibrant central business district with a mix of small businesses, retail establishments, restaurants and services. These would co-exist with and support tourism activities, including access to Newburgh’s rich historic districts and landmarks.

Jean-Ann McGrane, Newburgh’s City Manager, commented that, “As Newburgh moves forward, it is clear that one of our true ‘gems’ is the breathtaking waterfront area.
